El Centenario, La Paz, Mexico Real Estate Guide 2026: Homes, Land & Prices

El Centenario is a calmer place west of La Paz, about 23 minutes out of town, where you get a lot more value for your money, with big lots and plenty of land. This guide covers what has actually sold there, drawn from my MLS BCS search of the area in Flexmls.

What El Centenario is like

El Centenario is where you get a lot more space. If you are on the hillside, you can have beautiful views of the city. Next door, El Comitán has more of a beach vibe, and it is where buyers get the most bang for their buck. Which of the two you are looking at changes what to expect, so I always ask buyers what they want from the location first.

The drive from La Paz is about 23 minutes (13 km), so it works for full-time living or as a quieter base close to the city.

El Centenario home and land prices, 2026

In the 12 months to October 17, 2026, 40 homes and condos sold in El Centenario for a combined volume of about $12.2 million (MLS BCS, Flexmls). Almost all were houses, so I report houses, condos and land separately.

  • Condos: only 1 sold, at $600,000, which is too few to give a median.

If you are buying in El Centenario

Price range matters more here than almost anywhere I work: the same neighborhood includes lots under $60,000 and homes near $750,000. I walk the specific property with buyers, check the title and the lot boundaries with your notario, and compare each house against what actually sold nearby. If you are selling in El Centenario

A hillside home with city views and a lot with room to build do not compete for the same buyer, so I work out who your most likely buyer is and build the listing, photos and video around that. I price off closed sales, then adjust for lot size, view, condition and what has been built or updated. See selling your home in El Centenario and El Comitán, or ask for a free pricing opinion.
