La Ventana Real Estate — Where World-Class Wind Meets Baja Waterfront Living
There is a small bay on the eastern coast of Baja California Sur where the wind arrives like clockwork every November and doesn't leave until March. Word got out. Now the world comes here.
What Is La Ventana — The Wind Corridor, The Bay, The Community
La Ventana sits on a protected bay about 45 kilometres south of La Paz, facing the Sea of Cortez. On a map it looks like a dot. On the water it feels like the centre of the universe.
The geography is what makes it exceptional. The mountains behind the bay funnel and accelerate the northerly winds into a consistent, powerful corridor that wing foilers and kiteboarders have been chasing for years. The bay itself is wide, flat, and protected — ideal for learning, ideal for pushing limits, ideal for spending six hours on the water and coming in wanting more.
The community that has built up around the wind is unlike anything else in Baja. In peak season — December through February — La Ventana fills with riders from Canada, the United States, France, Germany, Australia, and beyond. There are camps, instructors, gear shops, beach bars, and a palapa restaurant culture that runs on salt air and late sunsets. Off season, it quiets down to a tight-knit year-round community of expats and locals who chose this place not just for the wind but for the life that comes with it.
This is not a resort town. There are no all-inclusive hotels, no cruise ship crowds, no nightclub strip. La Ventana is a real place built by people who came for the water and decided to stay.
The Buyer Profile — Wing Foilers, Kiteboarders, Active Lifestyle Buyers
The people buying in La Ventana are easy to describe because they are a specific type: active, independent, financially established, and completely done with the idea of retiring to a golf course.
They are typically in their 40s and 50s. They wing foil or kitesurf — or they have watched their friends do it and plan to learn. They have looked at Puerto Vallarta and Cabo and found them too built-up, too touristy, too expensive for what they actually want. They want to be on the water, close to a community that shares their values, within reach of a real city when they need one.
The La Ventana market sits comfortably in the $300,000 to $800,000 range for most buyers — beachfront lots, casitas, modest homes with direct water access, and a growing number of architect-designed properties that reflect the area's increasing profile. It is one of the last places in Baja where you can still buy something genuine at a price that makes sense, in a location that will only become more recognized over time.
Richard's Personal Connection — On the Water, In the Community
I wing foil in La Ventana regularly throughout the season. I know which months the wind is most consistent, which part of the bay works best on a north wind versus a northwesterly, and where to be when the conditions are perfect. I know the instructors, the local characters, the gear rental spots, and the best place to eat after a long session.
That personal knowledge translates directly into real estate value for my clients. I know which properties have reliable beach access and which ones look closer to the water on paper than they are in reality. I know the seasonal patterns that affect rental income. I know which parts of the community are growing and which are standing still.
When I show you property in La Ventana, I am not reading a listing sheet. I am walking you through a place I spend real time in, with people I actually know.

La Ventana vs La Paz — Different Vibe, Both Compelling, 30 Minutes Apart
This is the question buyers ask most often, and the honest answer is that they are not competing — they are complementary.
La Paz is a city. It has 250,000 people, a waterfront Malecón, hospitals, an international airport, a food scene that keeps getting better, and the full infrastructure of a functioning Mexican state capital. Living in La Paz means having everything you need within reach while still being on the Sea of Cortez.
La Ventana is a bay community. It has maybe a few hundred year-round residents, a handful of restaurants, one small grocery, and the most consistent wind in Baja. Living in La Ventana means waking up, checking the wind, and being on the water by 9am. It means knowing your neighbours. It means a pace of life that La Paz, for all its charms, cannot quite replicate.
The distance between them is 45 kilometres — roughly 35 to 40 minutes on a good road. Most La Ventana residents make the La Paz run once or twice a week for groceries, medical appointments, the airport, or a proper dinner out. It works extremely well. Some buyers split their time between both, owning in one and renting in the other depending on the season.
There is no wrong answer. The right choice depends entirely on how you want to structure your days.
Practical Info — Seasonality, Infrastructure, Rental Potential
Seasonality La Ventana's wind season runs from approximately November through March, peaking in December, January, and February. These are the months the community comes alive, rental demand is highest, and the bay is full of kites and wings. The summer months are hot, humid, and quiet — most seasonal residents are elsewhere. Year-round residents exist and are committed, but they are a different personality type who embrace the full cycle.
Infrastructure La Ventana has basic infrastructure — electricity, water, increasingly reliable internet — but it is not La Paz. Cell service is adequate. There is no hospital; the nearest serious medical care is in La Paz. There is no international school. For buyers who need full urban services on their doorstep, La Ventana as a primary residence requires honest assessment. For buyers who want a second home, a wind season base, or a place that forces them to slow down — it is close to perfect.
Rental Potential Peak season rental demand in La Ventana is strong and genuine. Wind sport tourists from around the world are actively looking for well-positioned properties from November through March, and quality rentals command real rates. A well-managed beachfront casita or home with direct bay access can generate meaningful rental income during the five-month season. Off-season rental is limited and should not be factored into financial projections. Buyers who purchase with rental income in mind should focus on proximity to the beach, quality of construction, outdoor living spaces, and gear storage — these are the features renters in this market prioritize.
