I live full-time in La Paz, so I see this market every day, from the Malecón to the neighborhoods where buyers are looking. If you want to sell your home in La Paz, Mexico, whether it is a house, a condo or a lot, here is how I would approach it.

La Paz Centro, Mexico Home and Condo Sales: Last 12 Months

Between October 17, 2025 and October 17, 2026, from the MLS BCS through Flexmls, 17 homes and condos sold for a combined volume of about $4.0 million. The median sold price was $200,000 and the average was $235,324. The median property took 127 days to sell and closed at 98.7% of its list price. About 26 homes and condos were listed for sale in La Paz Centro at the same time. Source: MLS BCS via Flexmls, condos and houses only, land excluded. A free home evaluation will show where your property fits in these numbers.

Pricing Off What Actually Sold

I work in the MLS BCS feed every day and price your property off what has actually sold, not off a neighbor’s asking price. A home evaluation is free.

How I Prepare Your Home for Sale in La Paz Centro, Mexico

Every sale starts with a market evaluation. I pull the properties that have sold, then compare them with what is on the market right now in your neighborhood.

Then I look at your home and what makes it different. Have you done substantial upgrades? Is it on a paved road or a dirt road? Is it a corner lot or an elevated lot? Does it have views, is it near the ocean, or is it oceanfront? All of this goes into the evaluation that sets your price.

Pricing within the current market matters. Overpricing and underpricing both cost you when you want to sell in today’s market, and the data is there to show where your price should be.

Once we have a listing price, we talk about your capital gains, based on when you bought and what you will sell for. Upgrades you have made to the house can be used against the capital gains. I work with very good lawyers and notarios in town who can help with the capital gains strategy.

When we agree on the price, I talk to you about home staging, because it is a huge component of selling a property and getting top dollar. With my 16 years of real estate experience, I can help you prepare the home and give you suggestions. Home staging is included with my listing service, and my total commission is 6%, which is split between the listing agent and the buyer’s agent.

Then I order professional photography with drone footage and prepare the marketing plan. I take care of every step, including all the showings.

How I Market Your Property

I list your property everywhere buyers and agents look, so that as many of them as possible see it:

  • MLS BCS (Flexmls). Your listing goes into the MLS BCS, so every participating agent can see it and show it to their buyers.
  • EasyBroker. I also publish it on EasyBroker, the platform Mexican real estate companies use to share listings, so agents at other companies can find it and work with it too.
  • SearchBajaHomes.com. Your property goes on my own website, which brings in international buyers who are searching La Paz from outside Mexico.
  • Video and social. I add video on my YouTube channel and posts on Instagram, Facebook and my Google Business Profile.

I write every listing in Spanish and English, so it reaches Mexican buyers and international buyers at the same time. I share your listing with the whole market, so every real estate company in town is working to sell your home, not just mine. More exposure means more buyers, and more buyers is how you get the best price.

Taxes When You Sell: ISR

Capital gains tax (ISR) is withheld by the notario at closing. Your cost basis comes from the price on your recorded escritura plus improvements you can document with a factura. The primary-residence exemption requires Mexican tax residency with an RFC, the address tied to you in the records, and can be used once every three years.

Get Your File Reviewed Before You List

Have a notario look at your file before the property goes on the market. Title issues, unrecorded additions or unpaid predial are far easier to fix before you have a buyer waiting.

Thinking of buying instead of selling? I am also a buyer’s agent. See my page on buying in La Paz Centro, Mexico.
