El Sargento, Mexico Real Estate Guide 2026: Land, Homes & Buying Tips

El Sargento sits at the southern end of the La Ventana corridor on the Sea of Cortez. Few agents write about it, so here is what I tell buyers before they look.

I wing foil in La Ventana and travel between La Ventana and La Paz, so I know this coast from the water as well as from the road. If you are weighing El Sargento against La Ventana or La Paz, this guide covers the numbers, the practical questions, and what to check on a lot.

El Sargento, Mexico real estate market 2026

From October 17, 2025 to October 17, 2026, MLS BCS shows 15 closed house and condo sales in El Sargento (land excluded), with a median sold price of $350,000, a median of 340 days to sell, and homes selling at about 91% of list price.

For comparison, La Ventana had 7 closings at a median of $559,000, and La Paz City had 115 at $286,000. El Sargento is a small market, so one or two sales can move the median. Treat these as a guide, not a quote on any one property.

What the numbers mean for buyers

A median of 340 days on market and a sold price near 91% of list tells me sellers here have to be patient and buyers can negotiate. That is a longer wait than La Ventana, where the same period shows a shorter selling time. If you find a property you like, ask me for the closed sales nearby before you offer.

Living in El Sargento: wind, distance and quiet

El Sargento shares the October through April wind season with La Ventana. Wing foilers and kiteboarders buy here for the wind, and people who want a quiet coast buy here for the space.

It is about 55 minutes (52 km) from La Paz. Plan on driving to La Paz for most shopping, medical care and anything else that isn’t close by. La Ventana is about 47 minutes (48 km) from La Paz, so El Sargento is a little farther again.

The road is paved through part of La Ventana and turns to dirt on the way to El Sargento. Ask about access to the specific lot, and drive it yourself in the season you plan to use it.

Houses vs land in El Sargento

El Sargento has both finished homes and open land. The 15 closings above are houses and condos only, and land is a separate market with much wider price swings depending on size, access and how close it is to the water. See current El Sargento land for sale.

If you plan to build, add the cost and time of building at a distance from La Paz to your budget. Ask a builder who has worked in the area.

What to check before buying land in El Sargento

Water, power and septic, type of title (private or ejido), road access, and wind exposure. Utilities depend on the lot, so never assume a lot has them. Ask what is at the property line and who maintains it. The same checklist is in my La Ventana land guide.

Have a notary review the title before you commit, and ask about title insurance.

Fideicomiso and closing

As in La Ventana, foreign buyers use a fideicomiso, a bank trust, to hold coastal property. See Mexico’s Secretaría de Relaciones Exteriores, fideicomiso permit information and my complete guide for foreign buyers.

Read my La Ventana real estate guide and the La Paz neighborhood guides to compare prices, distance and lifestyle side by side.

Selling in El Sargento

Read selling land or a home in El Sargento. Because the market here is small, accurate pricing and good photos matter more than in La Paz.
