La Ventana, Mexico: What Buying Here Is Actually Like (2026)

La Ventana is the wind capital of Baja. The thermal winds blow from October to April, which draws kiteboarders, wing foilers and windsurfers from around the world. Out on the water, boat trips run out to Isla Cerralvo for marine wildlife safaris, with so much sea life to see.

In the 12 months to October 17, 2026, 7 homes and condos sold in La Ventana, for a combined volume of about $4.1 million (MLS BCS, Flexmls). The median sold price was $559,000 and the average was $590,142, with sales from $220,000 to $1,350,000. The median property took 153 days to sell and closed at 95.7% of its list price (92.7% on average). About 6 homes and condos were listed for sale at the same time. Seven sales is a small sample, so one or two high-priced closings can move the median; I compare each sale individually.
