Esterito, La Paz, Mexico Real Estate Guide 2026: Malecón Condos & Prices

Esterito sits right on the Malecón, on the outskirts of town between Centro La Paz and Colina del Sol, directly on the Sea of Cortez and the bay of La Paz. It is one of the best locations in the city for a buyer who wants the waterfront without being downtown. This guide covers what has actually sold there, drawn from my MLS BCS search of the neighborhood in Flexmls.

What Esterito is like

Esterito is a few minutes’ walk from the restaurants, galleries and sunset crowds downtown. It is one of the most active pockets of the city for new construction right now: mid-rise condo buildings with rooftop pools and bay views going up alongside older single-family homes on quiet interior streets.

What to ask before you buy in Esterito

Most of what I show buyers here falls into two groups, and each needs different questions.

New-build condos: ask who built it and what the developer has delivered before. Ask what the monthly fees cover, how the building is managed and what the rules say. If the unit is still under construction, have your notario or attorney read the contract, including delivery dates and what happens if they slip, before you sign anything.

Older homes on bigger lots: these are usually block or brick homes a short walk or bike ride from Centro. Look closely at the condition: roof, plumbing, electrical and anything that has been added over the years.
