Pedregal, La Paz, Mexico Real Estate Guide 2026: Gated Community Homes & Prices
Pedregal de La Paz is a private, quiet gated community on the hillside above the Sea of Cortez, and it is the one buyers ask me about most when they want a neighborhood that feels set apart but is still close to town. This guide covers the Pedregal area around the Pedregal Tennis Center, drawn from my MLS BCS search of the neighborhood in Flexmls.
What Pedregal is like to live in
Pedregal sits directly across from Playa El Caimancito, one of the best beaches in La Paz. The beach is public, good for swimming and relaxed rather than crowded, with restrooms and restaurants nearby. Bring your own chairs and umbrella. The bike lane ends right next to Pedregal, so you can ride into town on the bike lane. From the hills you get views over the Sea of Cortez, and Centro and the waterfront are only minutes away.
The community is home to the Pedregal Tennis Center, the city’s top tennis and pickleball club, which is a big part of why people choose it. It is a residential community with a gate, not a resort development.
Pedregal home prices and sales, 2026
In the 12 months to October 17, 2026, 6 homes and condos sold in the Pedregal area for a combined volume of about $5.1 million (MLS BCS, Flexmls). The median sold price was $799,500 and the average was $850,688, with sales from $621,000 to $1,159,129. The median property took 252 days to sell and closed at 100% of its list price (97.0% on average). About 9 homes and condos were listed for sale in the same area.
Six sales is a small sample, so I compare each sale individually rather than rely on the median. Views change a lot from lot to lot on the hillside, and that moves the price more than square footage does. For the wider picture, read the October 2026 La Paz market update.
What to ask before you buy in Pedregal
A gate and a view do not tell you everything. Before you make an offer on a home or a lot in any gated community, I want these answered in writing:
- The community rules. Ask for the rules and regulations before you offer. If you plan to build or change an existing home, ask what the community requires for design, setbacks and construction approval.
- The fees. Ask what you pay each month or year, what that includes, and whether anything is currently owed on the property.
- Who runs it. Find out who manages the community, how owners vote on changes, and how security is handled day to day.
- Title. Confirm who holds title, that it is registered, and that a foreign buyer is using the right structure for the location. Your notario handles this, and I would always want that review done before you commit.
My full checklist is in buying in a gated community in Pedregal, and the steps for foreign buyers are in my complete guide to buying property in La Paz, Mexico. For the beach and the neighboring area, see Caimancito, Pedregal and Puerta Cortés, and compare it with other areas in my best neighborhoods in La Paz guide.
