La Ventana, Mexico Buying Guide 2026: Prices, Land & What to Check
Updated October 21, 2026.
La Ventana isn’t a town with a center. It’s a corridor along the Sea of Cortez, south of La Paz, with views out to Cerralvo Island. Most people come for the wind, and most of the real estate questions I get are about land, so this guide covers both what the market looks like and what to check before you buy.
La Ventana, Mexico real estate market 2026
La Ventana has few sales each year, so read the numbers as a snapshot. As of August 2026, the MLS shows about 6 houses actively listed with a median asking price of $527,000, and the median list price year to date is $552,000. The few houses that closed this year sold for a median of $312,000 and spent about 132 days on the market. About 13 lots are listed with a median asking price of $135,000, the median lot sale price year to date is $120,000, and sold lots took about 105 days. Source: MLS BCS.
Why people buy in La Ventana
La Ventana is known for kiteboarding and wing foiling, with the windy season running from October through April. Buyers also come for quiet beach living without being in a town. I live in La Paz and spend a lot of time out here wing foiling, so I see both sides of it.
La Ventana vs El Sargento vs La Paz
La Ventana and El Sargento sit next to each other along the same coast. La Ventana is the busier of the two, the wind capital of Baja with a small community built around kiteboarding and wing foiling. El Sargento is much more remote and quieter, on the same coast with the same wind. The road is paved through part of La Ventana and turns to dirt on the way to El Sargento. La Paz has the city services, hospitals and shops. It is about a 47 minute drive (48 km) from La Paz to La Ventana, and about 55 minutes (52 km) to El Sargento. See the La Paz, Mexico real estate guide and the El Sargento land page.
Buying land in La Ventana
Land is the more active side of this market. Before you make an offer, check water, power and septic, confirm the type of title, and confirm road access to the lot. I cover it step by step in my guide to buying land in La Ventana, Mexico.
Title, trusts and closing
La Ventana is in the restricted zone, so foreign buyers hold title through a fideicomiso (bank trust) rather than directly. Ejido land is different from private titled land and needs extra care. Use a notary, ask about title insurance, and budget for closing costs. Plan on about 5% of the price in closing costs. A June 2026 estimate from a La Paz lawyer for a $500,000 purchase with a new fideicomiso came to $27,651, or 5.5%. See what closing costs actually look like in La Paz. More in my title insurance and ISAI transfer tax posts.
Utilities and services
It depends on the lot. Some lots connect to the grid and to a local internet provider. Many people use Starlink for internet. Some properties are completely off the grid and self-reliant on solar, water storage and septic. Ask exactly what each lot has, and see my land guide for the water, power and septic checklist.
