Prepping Your Home for Sale in La Paz, Mexico: What Is Worth Doing
Most sellers I talk to ask the same thing first: what should I fix before I list? The honest answer is less than you think, and in a different order.
Start with price
The biggest factor in how fast a home sells is whether it’s priced against what comparable homes actually sold for, not what others are asking. That’s the first thing I work out with a seller.
Do the simple things well
Clean thoroughly, clear out clutter, fix what’s visibly broken such as leaks, doors and lights, and make sure the outdoor space looks usable. Buyers decide quickly, and photos and video carry a lot of weight.
Be careful what you spend on
Major renovations rarely return what they cost. If you’re unsure whether a project is worth it, ask me before you start.
Gather paperwork early
Pull together your title documents, property tax receipts and utility records, plus any building or survey documents you have. Having them ready makes everything move faster. Your notario will tell you exactly what they need.
If you’d like, I’m happy to walk through your home and give you a pricing opinion at no cost.
