La Ventana, Mexico Wing Foil & Kiteboarding Homes: Buying Guide 2026
Every winter, the same wind that makes La Ventana one of the best kiteboarding, wing foiling, parawinging and windsurfing destinations in North America brings back the same riders, many of whom have rented the same casita for five, six, sometimes ten seasons. A growing number of them are asking why they are still renting. I wing foil in La Ventana and travel between La Ventana and La Paz, so this guide is written from that side.
The wind season and where La Ventana is
The windy season runs from October through April. La Ventana is not a town with a center. It is a corridor along the Sea of Cortez, south of La Paz, with views out to Cerralvo Island. The drive from La Paz is about 47 minutes (48 km), and the road is paved through part of La Ventana.
Wing foilers and parawingers now make up the majority of riders launching from La Ventana on any given day, alongside the kiteboarders and windsurfers who built the area’s reputation in the first place.
Why riders buy instead of renting
When you add up years of peak-season rental rates for a decent place near the launch, the total often approaches or exceeds what a modest purchase would have cost outright, with nothing to show for it at the end. Buying turns that recurring expense into an asset that you can also rent to other riders when you are not there.
What wing foil and kite buyers look for
- Beach access and launch zones. Proximity to the beach matters most, followed by wind exposure.
- Storage. Secure, easy storage for kites, wings, parawings, foils and boards.
- Space to rig. Enough room to rig gear without it taking over the living room.
It is still a small, specific market. Inventory is limited, word travels fast in the riding community about what is available, and properties with direct or easy launch access do not sit on the market long.

Utilities and what to check on the lot
Utilities in La Ventana depend on the lot. Some connect to the grid and a local internet provider, many use Starlink, and some are fully off grid and self-reliant. There are no city sewers, so everything is on septic. Water is city water or trucked in, depending on location. Ask about each of these for the specific lot, and have your notario review the title and boundaries.
