El Sargento is a different kind of sale from a house in the city. From La Paz you take the highway and turn off into La Ventana, which is about 45 minutes. The road is paved through part of La Ventana and turns to dirt on the way to El Sargento. Buyers know that, so they come with specific questions, and your listing should have the answers ready.
Buyers want lot-by-lot detail
Utilities and access vary from one property to the next, and some properties are waterfront while others are set back. A buyer comparing two lots wants to know exactly what comes with yours: the access, what's on or near the lot and what would have to be brought in. I gather that before I market a property so buyers aren't guessing.
Price off what actually sold
I price using closed sales and then adjust for your specific lot or home: location, waterfront or set-back, access and condition. If you'd like, I'm happy to put a pricing opinion together for you at no cost.
Get your paperwork in order first
Gather your title documents, property tax receipts and any survey you have before you list. Land buyers in this area ask about title and registration early. Your notario will confirm what they need for your sale.
Talk to your notario or accountant about tax
Selling can carry tax consequences in Mexico, depending on your situation. Please confirm yours with your notario or accountant before you decide on a price.
I live full-time in La Paz and I'm back and forth to La Ventana all the time, so I know this stretch of coast well. You can see the details on my El Sargento seller page or read the La Paz and La Ventana market report.
