La Paz, La Ventana and El Sargento, Mexico Real Estate Market Update: October 2026
Here is what closed in the last 12 months, from October 17, 2025 to October 17, 2026, in the areas I work: La Paz, El Centenario, El Sargento and La Ventana. These are condos and houses only, land excluded, from MLS BCS via Flexmls.
La Paz, La Ventana and El Sargento, Mexico: Closed Sales by Area

The four areas add up to 197 of the 219 closings across the wider La Paz MLS area. The remaining 22 were in other areas that I do not break out here.
What the Numbers Say
La Paz City is where most of the sales happen, and homes there are selling close to asking price. El Centenario is the second busiest, with a higher median price and a longer time to sell.
El Sargento has far fewer sales, and homes take about 340 days at the median and sell further below list price. La Ventana has the highest median price but only 7 closings, so one or two sales can move those figures a lot.
La Paz Neighborhoods: What Sold in the Last 12 Months
Inside La Paz itself the numbers look different from one neighborhood to the next. In La Paz Centro, 17 homes and condos sold with a median price of $200,000 and a median of 127 days to sell. In Esterito, 11 sold with a median of $398,000 and a median of 197 days. In Puerta Cortés (Costa Baja), 6 sold with a median of $900,000 and a median of 277 days. Puerta Cortés is a small sample, so a single sale moves the numbers.
