Should You Get Title Insurance When Buying Property in La Paz, Mexico?

Buyers from the US and Canada often ask whether they need title insurance in Mexico. It’s a fair question, because it’s part of almost every purchase back home.

It doesn’t work the same way here

In Mexico, your notario carries out the legal review of the property and the registration of your purchase. That review is your main protection, and I wouldn’t skip it or rush it.

What a policy may add

Title insurance is an extra layer some buyers choose, mainly to cover problems with the property’s history that a review can miss. Whether it’s available and what it would cover depends on the property and the insurer, so get a current quote and read the policy before you decide.

When I’d think harder about it

It’s worth asking about on land purchases, on properties with a long or unclear ownership history, and if you’re buying from another country and can’t check things yourself. For land, I also suggest reading my post on ejido land in Baja California Sur.

Please confirm all legal points with your notario or attorney. I’m not a lawyer, and I’d always want you to hear it from them directly.

If you’d like to talk it through, I’m happy to help. You can reach me at +52 612-111-3604 (call, text or WhatsApp) or info@searchbajahomes.com.
