Puerta Cortés is the master-planned resort community at Marina CostaBaja, on the bay just past downtown La Paz on the way toward the airport. It's a 543-acre development built around a full-service marina and yacht club, the Hotel Indigo, and the only Gary Player Signature Golf Course in Mexico -- with a marina village, Pueblito Marinero, that adds restaurants and nightlife on top of the residential side. This isn't a residential pocket of the city the way Esterito or La Posada are -- it's a gated, amenity-driven resort community.

Market snapshot: current listings inside Puerta Cortés span three distinct products. A front-row lot on the golf course in Lomas de Puerta Cortés -- one of the last remaining lots directly bordering the fairway -- is listed at $800,000. A single-level home in Colinas Puerta Cortés, on the hillside between the golf course and the marina, is listed at $999,000 (recently reduced). And Marina Residences Puerta Cortés, a boutique waterfront condo development inside the community, has units listed from $2,500,000. Pricing here runs well above most of the rest of La Paz -- this is the top of the city's market, not the entry point.

What you're paying for is the infrastructure: marina slips, an 18-hole championship golf course, on-site hotel and spa services, a beach club, and gated security, all inside one master-planned property. It's a fit for buyers who want a turnkey, amenity-rich lifestyle property and don't mind paying a premium for it -- not buyers hunting for the best per-square-meter value in La Paz, which you'll find in neighborhoods like Esterito or El Comitán instead.

The foreign-buyer basics are the same as anywhere in La Paz: fideicomiso for the trust structure, and roughly 5-6% of the purchase price in closing costs -- I've written both of those up in detail if you want the full breakdown. Inventory inside Puerta Cortés is limited enough that it's worth a direct conversation rather than just browsing listings -- reach out and I can walk you through what's currently available.
