Cost of Living in La Paz, BCS: A 2026 Breakdown

Cost of Living in La Paz, BCS: A 2026 Breakdown

One of the most common questions I get from people considering a move to La Paz is the practical one: what does it actually cost to live here? Not the brochure answer — the real, monthly-budget answer. Here is my honest breakdown, based on what residents actually spend, not what a tourism board would tell you.

Housing

Rent for a comfortable two-bedroom apartment near the Malecón typically runs a fraction of what the same space would cost in most U.S. or Canadian coastal cities. Buying, of course, is a different calculation entirely — and depends heavily on the neighborhood, proximity to the water, and whether you are looking at an existing home or new construction.

Utilities and everyday expenses

Electricity is usually the biggest monthly variable, driven almost entirely by how much air conditioning you run in the summer months. Water, internet, and phone service are all considerably less expensive than what most North American residents are used to paying. Groceries follow a similar pattern: shopping at local markets for produce, seafood, and staples costs noticeably less than an equivalent cart at an imported-goods grocery store.

Healthcare

This is one area where La Paz genuinely surprises people. Quality private healthcare, including specialist visits and routine procedures, generally costs a fraction of equivalent U.S. pricing, and many expats carry Mexican private insurance specifically because of how favorably it compares.

The honest caveat

Costs vary a lot based on lifestyle. Someone who wants imported wine, an SUV, and a maid twice a week will spend meaningfully more than someone who leans into the local economy and local products. Most of the long-term residents I work with land somewhere comfortably in between — and are surprised, either way, by how far their money goes here compared to home.

If you are weighing the numbers on a specific property in La Paz, Pedregal, or Puerta Cortés, contact me directly and I can walk you through realistic ownership costs for that specific address.

Is La Paz, Mexico Safe? A Realtor’s Honest Answer

Is La Paz, Mexico Safe? A Realtor's Honest Answer

It's the first question almost every prospective buyer asks me, usually before they ask about price, square footage, or even the beach access: is La Paz actually safe?

I get it. Headlines about Mexico rarely make the distinction between border cities dealing with cartel-related violence and a quiet capital city at the southern tip of the Baja Peninsula, eighteen hours by road from the nearest U.S. border crossing. So let me answer plainly, from someone who lives here full-time rather than someone quoting a State Department advisory out of context.

What the data actually shows

Baja California Sur, the state La Paz sits in, consistently ranks as one of the safer states in Mexico by homicide rate, well below the national average and well below several major U.S. cities on a per-capita basis. That's not marketing spin — it's the same public safety data anyone can look up. La Paz itself is a working state capital with a genuine local economy (government, fishing, tourism), not a cartel corridor or a resort bubble propped up entirely by outside money.

What day-to-day life is actually like

What surprises most new arrivals isn't a lack of safety — it's how normal everything feels. Families walk the Malecón boardwalk at night. Kids ride bikes through the neighborhoods. Restaurants stay busy past 10pm. The biggest daily hazard most residents mention isn't crime, it's the driving habits at a few particular intersections downtown.

That said, sensible precautions still apply here, the same as they would in any unfamiliar city: know which neighborhoods you're buying into, don't flash expensive jewelry or leave valuables visible in a parked car, and get to know your neighbors — in a city this size, a strong sense of community does a lot of the work that a security system might do elsewhere.

What this means if you're considering buying

Safety is a legitimate, serious question, and I'd rather you ask it directly than quietly worry about it. If you want a more specific answer for a particular neighborhood you're considering — Pedregal, Puerta Cortés, or anywhere else in La Paz — I'm happy to give you an honest, specific read based on where I actually live and work, not a generic disclaimer.

Contact me directly if you'd like to talk through it, or if you're ready to start looking at what's currently listed.

Esterito, La Paz — Worth Living In. Worth Investing In.

In this video I take Coco out on the paddleboard and we head out onto the Sea of Cortez to show you Esterito from the water — with drone footage showing the neighbourhood, the malecón, and current listings from above.

And that right there is one of the best things about Esterito. The boat launch is right on the malecón — you can be on the water in minutes. Paddleboarding, kayaking, whatever you want. That kind of everyday water access is exactly what people come to La Paz for, and Esterito is one of the few neighbourhoods where it's this easy.

Quiet streets, right on the malecón, minutes from Centro — and from an investment standpoint, one of the smartest buys in La Paz right now. Malecón-adjacent properties here have held their value well, and North American buyer interest continues to grow.

If you want to know what's currently available in Esterito — or anywhere else in BCS — get in touch.
