La Ventana isn't a town with a center. It's a corridor, mostly along a dirt road, running between La Paz, La Ventana proper and El Sargento, all facing the Sea of Cortez with views out to Cerralvo Island. Here is what the market looks like as of August 2026 and what to check before you buy.
The La Ventana real estate market right now
La Ventana has only a small number of sales each year, so treat these numbers as a snapshot rather than a trend. As of August 2026, the MLS shows about 6 houses actively listed with a median asking price of $527,000, and the median list price year to date is $552,000. The few houses that have closed this year sold for a median of $312,000 and spent about 132 days on the market on average. Land is the more active side: about 13 lots are listed with a median asking price of $135,000, the median sale price year to date is $120,000, sold lots took about 105 days on average, and three lots closed in August alone.

Where and how to buy in La Ventana
That spread-out layout means there's no typical La Ventana property. Some are fully off-grid, running on solar with water delivered or caught on-site; others are fully serviced with grid power and municipal water. Some sit right on the water, others are set back with a view instead of beach access, and the price gap between those situations is real. I check and confirm the setup on every listing before I send a buyer to see it, rather than assuming.
Living in La Ventana
La Ventana is one of the world's recognized kiteboarding and windsurfing destinations, with a reliable wind season running roughly November through April. I spend my own winters here at Playa Central Camp, so this isn't a stretch of coast I only know from listings.
It's not a one-sport area, though. Between seasons and around the wind, there's paddleboarding, fishing, hiking, mountain biking, a couple of yoga studios and organic markets: a small, real community of athletes, expats and longtime fishing families. It's about 30 to 40 minutes from La Paz, which keeps groceries, healthcare and the airport within easy reach.

What's driving demand right now? Wind-sports tourism, which brings steady interest from buyers who first came to La Ventana to kite or foil.
Can foreigners buy here? Yes. The same restricted-zone rules apply as the rest of coastal Baja Sur: a fideicomiso (bank trust) for non-Mexican buyers, escritura pública for Mexican citizens.
