Every month I pull the numbers straight from the MLS for the two areas I work in most, La Paz and La Ventana. These are the August 2026 figures for houses, condos and land, with what they mean if you're thinking about buying.

La Paz, Mexico: August 2026

Sale prices are rising across all three property types in La Paz. Median sale prices year to date are up 10.1% for houses, 18.4% for land and 14.8% for condos compared with the same period of 2025.

Asking prices on houses and land sit well above what closes, so the list price isn't the number to plan around. For houses, the August median asking price was $454,351, while the median sale price this year is $305,000. Land shows the same gap: $250,000 asking against $117,965 sold.

Condos are the fastest-moving type. Condos that sold this year averaged 220 days on the market, down from 392 last year, and at August's pace the current condo inventory would take about 17 months to clear. Houses would take about 17 to 19 months. Land has the most inventory and the slowest pace, at roughly 37 months.

La Ventana, Baja California Sur: August 2026

La Ventana has only a small number of sales each year, so one or two closings can move these averages a lot. Read them as a snapshot, not a trend, and use the asking prices to see where sellers are today.

Land is where most of the activity is. Three lots closed in August alone, and the median asking price for land has held close to $135,000 for most of the year. Only a handful of houses have closed so far in 2026, which is why I don't compare year-over-year changes for La Ventana: the sample is too small to mean anything.

There are about 6 houses listed, with a median asking price of $527,000 and a 2026 year-to-date median asking price of $552,000. Houses here vary a lot, from off-grid to fully serviced, and waterfront to set back, so a single median doesn't describe any one property. I confirm the power, water and internet setup on every listing before a buyer tours it.

What this means if you're buying

Both areas give buyers time. Properties are taking months to sell, asking prices are above what's closing, and offers carry more weight than list prices. If a listing has been on the market for a while, ask what similar properties actually sold for before you make an offer.

Plan for closing costs of roughly 5 to 6% of the purchase price on top of the price itself. I walk every buyer through the exact breakdown with a notario early in the process.
