La Paz is the capital of Baja California Sur, a working city on the Sea of Cortez with hospitals, schools and grocery stores, not a resort strip. Here is where the La Paz market stands as of August 2026, where buyers tend to look, and what to know before you buy.

The La Paz real estate market right now

Here's where La Paz houses stand as of August 2026, straight from the MLS: the median sale price so far this year is $305,000, up 10.1% from $277,000 over the same stretch of 2025. Homes that closed in August had a median sale price of $297,900. Active listings are asking more than what's closing: the median list price is $454,351 this month versus $399,000 year to date, so there's a gap between asking and selling prices worth understanding before you make an offer.

Expect a patient market. The median home that sold this year spent 185 days on the market (up from 164 a year ago), and at the current pace it would take roughly 17 to 19 months to work through today's inventory of about 200 active houses. For buyers, that means room to negotiate and time to choose. Most of this year's sales have landed between $150,000 and $300,000: 15 sales at $150K to $199K, 16 at $200K to $249K, and 11 at $250K to $299K year to date.

Land is where La Paz has the most choice: about 350 lots are listed, with a median asking price of $250,000 in August ($210,000 year to date, up 28.6% from $163,345 a year ago). Lots that sold this year went for a median of $117,965, up 18.4% from $99,665, and took about 254 days on average, compared with 301 last year. Asking prices run well above sale prices on land, so offers matter more than list prices.

Condos are moving faster than anything else in La Paz. About 100 condos are listed, with a median asking price of $365,000 in August. The median sale price year to date is $360,000, up 14.8% from $313,500 last year, and condos that sold this year averaged 220 days on the market, down from 392 a year ago. At the August pace, today's condo inventory would take about 17 months to clear.

Where to buy in La Paz

Centro and the Malecón. The walkable heart of the city, right on the waterfront boardwalk. Restaurants, cafes and daily errands are all within reach on foot. It's the best fit for buyers who want city life without needing a car. See Centro La Paz homes for sale.

El Centenario and El Comitán. 15 to 20 minutes west of Centro, and where I send buyers looking for more land for their money. As of September 2026, vacant lots run $115K to $380K (median around $135K), new gated-community builds $167K to $380K (median around $273K), and resale homes $220K to $850K (median around $435K). Waterfront is rare out here, just a couple of listings at any given time.

Costa Baja. The marina-and-golf community: gated, with resort-style amenities, and priced accordingly. It carries HOA dues, which older neighborhoods usually don't.

Esterito, Pedregal de La Paz and Puerto Cortés. Closer-in options near the water and the city, each with its own character. Esterito and Pedregal and Puerto Cortés each have their own listings page.

Living in La Paz

Jacques Cousteau called the Sea of Cortez the "world's aquarium," and La Paz is where you feel that most. Whale sharks show up right in the bay from October through April, and Balandra Beach, with its protected water and famous mushroom-shaped rock, regularly ranks among Mexico's best beaches.

It matters if you're relocating full-time and not just buying a vacation property: La Paz has real hospitals, schools and grocery stores. La Paz International Airport has direct flights, and the Pichilingue ferry terminal connects to the mainland (Mazatlán and Topolobámpo), which helps if you're bringing a vehicle down or shipping belongings.

The community is a genuine mix of longtime La Paz families and a growing expat population. It doesn't feel like an all-inclusive zone.
