A wing foiler on the bay at La Ventana, Baja California Sur, Mexico, with the town and mountains behind

Most of the land questions I get about La Ventana come down to the same four things: water, power, septic, and what you're actually allowed to build. The lot itself is the easy part. Here is how I look at a La Ventana lot before a buyer makes an offer.

What lots in La Ventana are selling for

As of August 2026, about 13 lots were listed in the La Ventana community with a median asking price of $135,000. The median lot sale price year to date was $120,000. Source: MLS BCS via Flexmls. The gap between asking and sold is worth knowing before you write an offer.

Water

Water in La Ventana depends on where the lot is. Some lots have city water. Others are on trucked-in water. Neither is a dealbreaker, but it changes how you plan the build and what it costs to run, so I ask about it first on every lot.

Electricity

Electricity is sometimes nearby and sometimes has to be brought in. If it has to be brought in, get that scoped and priced before you commit, not after.

Septic

There are no city sewers in La Ventana. Everything is on septic. If you are building, budget for it from the start and have it designed with the house rather than added at the end.

What I check before an offer

These are the four items I go through on every lot:

  • Title. Who holds it, and is the chain clean.
  • Escritura. The lot should have its own escritura in the seller's name.
  • Fideicomiso. If you are not a Mexican citizen, the lot is held through a bank trust. Your notario sets it up.
  • Development zoning. How much of the lot you can build on. Two lots the same size can allow very different houses.

Your notario and attorney confirm each of these. My job is to ask the questions early so nothing surprises you at closing.

Where I'd start

I live full-time in La Paz and I'm back and forth to La Ventana all the time, about a 45-minute drive. If you're looking at land here, I'm happy to walk lots with you and check water, power and zoning on each one before you spend time on an offer. It's free to buyers.
