Pedregal de La Paz is one of the better-known gated communities in La Paz, Baja California Sur, Mexico. It's private and quiet, with Sea of Cortez views from the hills, and it's still only minutes from Centro and the waterfront. That combination is why buyers keep asking me about it.
A gate and a nice view don't tell you everything, though. Before you make an offer on a home or a lot inside any gated community, these are the questions I'd want answered in writing.
What do the community rules actually say?
Ask for the community's rules and regulations before you offer, not after. If you plan to build, ask what the community requires for design, setbacks and construction approval. If you plan to buy an existing home and change it, ask the same thing.
What are the fees, and what do they cover?
Ask what you pay each month or year, what that includes, and whether anything is currently owed on the property you're looking at. A good seller will have these answers ready.
Who runs it, and how are decisions made?
Find out who manages the community, how owners vote on changes, and how security is handled day to day. This is the part most buyers skip, and it shapes what living there is like.
Is the property clean on paper?
The same title checks apply here as anywhere in Baja California Sur: confirm who actually holds title, that it's registered, and that foreign buyers use the right structure for the location. Your notario handles this, and I'd always want that review done before you commit. If anything in the legal side is unclear, your notario or attorney is the person to confirm it.
See it before you decide
