Esterito sits right along the malecón in La Paz, Baja California Sur, Mexico, a few minutes' walk from the restaurants, galleries and sunset crowds downtown. It's one of the most active pockets of the city for new construction right now: mid-rise condo buildings with rooftop pools and bay views going up alongside older single-family homes on quiet interior streets.
Most of what I show buyers here falls into two groups, and each needs different questions.
New-build condos
Ask who built it and what the developer has delivered before. Ask what the monthly fees cover, how the building is managed and what the rules say. If the unit is still under construction, have your notario or attorney read the contract, including delivery dates and what happens if they slip, before you sign anything.
Older homes on bigger lots
These are usually block or brick homes a short walk or bike ride from Centro. Look closely at the condition: roof, plumbing, electrical and anything that's been added over the years. I always suggest confirming the title and registration through your notario, and that the property tax is current.
Which one fits you?
If you want something walkable to the malecón without paying Centro prices, Esterito is usually one of the first areas I bring up. A condo suits a lock-and-leave second home. A house on a bigger lot suits someone who wants space and a yard. Prices and unit sizes vary a lot from block to block, so it's worth talking through what you want from the property before you scroll listings.
I live full-time in La Paz and I'm happy to walk both types with you.
