La Posada sits on the water north of downtown La Paz in Baja California Sur, Mexico. It isn't one continuous neighborhood. It's built up mostly around a handful of gated residential developments, and Almar Residencial is the name that comes up most: a beachfront condo community with pool and beach club access.

It's a smaller, more selective market than El Centenario, and what's available shifts as the developments sell through. If you're looking at a condo or a waterfront lot here, this is what I'd check.

For a condo

Ask what the fees cover and who manages the community. Ask what's included with pool and beach club access and whether anything is owed on the unit. Ask for the community rules in writing and read them before you commit.

For a waterfront lot

A lot directly on the shoreline is a different purchase from a condo. Before anything else, confirm exactly what is being sold, how the boundaries are defined and what the rules are for building. Your notario should review the title and registration, and I'd want that done before you put money down.

For anything still being built

If the unit isn't finished, ask who the developer is, what the contract says about delivery and what happens if the schedule slips. Have your notario or attorney read the contract before you sign.

Who it fits

La Posada suits buyers who want resort-style amenities, such as a pool, beach club and on-site management, without leaving La Paz, or buyers who want to build on a lot with water access.

I live full-time in La Paz, and I'd be glad to walk the specific property with you.
