What Homes and Condos Have Sold for in El Centenario and El Comitán, Mexico
Between October 17, 2025 and October 17, 2026, from the MLS BCS through Flexmls, 60 homes and condos sold for a combined volume of about $18.9 million. The median sold price was $292,862 and the average was $314,787. The median property took 191 days to sell and closed at 98.0% of its list price. I update these numbers every month, so you are always looking at what buyers actually paid and not at asking prices.
How I Work as Your Buyer’s Agent in El Centenario and El Comitán, Mexico
As your buyer’s agent, I work 100% in your best interest. I negotiate for you and I protect you, and I take you through the entire buying process, start to finish.
I search the MLS BCS and EasyBroker, the platform Mexican real estate companies use to share listings, for what fits, show you the properties in person, and pull the recent sales nearby so you know whether an asking price is realistic. Before we write an offer, I check the property and the area: the zoning, anything that could affect how you use or build on it, and any other potential issues in the neighbourhood.
Then I write the contract. I put the conditions in the offer, including review of the escritura or the fideicomiso by your lawyer, and a home inspection if the property needs one. Once the offer is accepted, we complete those checks before anything is final.
Everything goes through escrow. All of the money is held by an escrow company, so I never touch your money and the seller does not get it until the conditions are met. If the property is inside the coastal restricted zone, a foreign buyer holds title through a bank trust called a fideicomiso, and I confirm how that applies to the specific property. You can read the full process on my guide to buying property in La Paz, Mexico.
