Puerta Cortés, La Paz, Mexico Real Estate Guide 2026: Costa Baja Homes & Prices

Puerta Cortés is the gated resort community at Marina Costa Baja, listed on the MLS as Costa Baja Resort, and it is the golf center of La Paz. It has its own marina, its own beach and beach club, and spectacular views of the Sea of Cortez. This guide covers the community from my MLS BCS search of the neighborhood in Flexmls.

What Puerta Cortés is like

The community covers about 550 acres with 1.5 miles of coastline. It has an 18-hole Gary Player Signature golf course, a full-service marina, a hotel and spa, tennis courts and restaurants. Homes range from condos and houses at the front to gigantic houses at the back, so the price range is wide.

Buyers use it as a full-time home, a second home or an investment, and each of them is looking for something different here.

Puerta Cortés home prices and sales, 2026

In the 12 months to October 17, 2026, 6 homes and condos sold in Puerta Cortés for a combined volume of about $7.0 million (MLS BCS, Flexmls). The median sold price was $900,000 and the average was $1,167,333. The median property took 277 days to sell and closed at 91.3% of its list price, so buyers here have had room to negotiate.

Six sales is a small sample, and the sales span lots, houses and condos, so I compare each one individually rather than rely on the median. For the wider picture, read the October 2026 La Paz market update.

If you are buying in Puerta Cortés

Because the community mixes condos, houses and lots, the first step is knowing which kind of property you want. Before you make an offer, I want the community rules, what the fees cover and whether anything is owed, and clean title confirmed by your notario, including the right structure for a foreign buyer. My complete guide to buying property in La Paz, Mexico walks through the steps, and my best neighborhoods in La Paz guide compares it with other areas. The Caimancito, Pedregal and Puerta Cortés post shows all three from the water.

If you are selling in Puerta Cortés

You may be talking to a full-time buyer who wants to know how the community runs in the quiet months, or to a second-home buyer who wants ease and lock-and-leave. Price off what actually sold, not off asking prices. Your home goes on the MLS BCS and gets my own video and social marketing.
