Cabo San Lucas Condo Buying Guide: HOA Fees, Trust Costs, and What to Expect
Condos make up a large share of the Cabo San Lucas market, and for good reason — lock-and-leave convenience, shared amenities, and often a strong rental track record. But the purchase price is only part of the real cost picture, and buyers are often surprised by what comes after closing.
HOA fees
Monthly or quarterly HOA fees vary widely depending on the building’s amenities — a property with a full-time front desk, pools, gym, and grounds staff will run considerably higher than a smaller, simpler building. Always ask for at least twelve months of HOA financials before you commit, not just the current fee amount.
Fideicomiso trust costs
Since Cabo San Lucas sits within Mexico’s restricted coastal zone, foreign buyers purchase through a bank trust called a fideicomiso rather than direct title. There is a setup cost and a modest annual bank fee to maintain the trust — your notary and the trust bank will quote exact numbers for your specific purchase.
Closing costs and other line items
Beyond the purchase price, budget for notary fees, acquisition tax, and any special assessments the HOA may have planned. A good buyer’s agent will walk you through the full closing statement before you sign, so there are no surprises at the table.
What this means practically
A condo that looks like a great deal on price alone can turn out to be a mediocre deal once HOA fees and trust costs are factored in — and vice versa. I always run the full cost picture with buyers before they make an offer, not after.
